Polyurethane vs Epoxy Floor Coating

In this post we discuss polyurethane vs epoxy floor coating.

Epoxy and polyurethane thin film coatings are very useful and versatile for floors. Epoxies are normally used directly on the concrete, with some exceptions, and polyurethane is mostly used as a topcoat for exterior durability.

A true epoxy is always a two-part product that is used by mixing a resin and hardener/activator. Epoxies do not “dry” in the same way that paints dry—through simple evaporation of water or oil-based solvent. Instead, they cure and harden through a chemical reaction between the two components.

There are three main types of epoxy floor coating systems, 100% solids, solvent borne and water borne. Each has advantages and choice is a matter both of science and personal preference.

100% solids is very heavy duty and can be used also as a mortar with sand or similar filler as a 6mm or more floor. It is often used on heavy duty floors or in food processing areas. Standard finish is self levelling, but a lightly textured version is also available.

Solvent borne floor coatings are typically 85% solids and are preferred by some contractors for  easy application properties. Two coats are normally used. These are available in any colour and are gloss.

Water borne is very popular and serviceable. Two to three coats are normally used. It is semigloss, and needs good ventilation during application and drying in order to evaporate off the water.

Each of these coatings require similar preparation, preferably grinding, and all can be uses as a basecoat for a flake flooring system.

Epoxies always yellow on exposure to UV, so are normally overcoated with polyurethane for outdoor use. It is important to put two coats of polyurethane topcoat over epoxy to limit the possibility of UV getting through and damaging the epoxy. A&I also have a direct to concrete polyurethane. This is called Vitrethane 633 which is solvent borne, and Enviroset 8490 water borne. If using Clear Satin, a coat of Clear Gloss should be applied first to preclude matting agent whitening.
